Magic Village was conceived for investors looking for comfort and exclusivity: a vacation community in Orlando that also generates rental income, with five-star hotel services and a full amenity area. You buy the home and Magic Companies runs the operation, working in international real estate and property management along the Orlando tourism corridor.

  • Five-star hotel services and a full amenity area inside the community.
  • Revenue reach through the booking channels of Wyndham Hotels & Resorts, the world’s largest hotel franchisor, as part of its global luxury selection, The Registry Collection, present in more than 80 countries across 6 continents.
  • Full structure and support at every stage of the project, including help with the legal process.
  • The home prepared for short-term rental, plus efficient day-to-day property management.

What 58 completed transactions inside the community change for your purchase

Daniel Dourado de Souza, Sales Associate at Premier Sotheby’s International Realty

That is 58 completed transactions across the Magic Village ecosystem, including purchases and resales throughout its phases, through August 2026. What it gives you in practice: real price history by floor plan and phase, a first-hand read on what each unit has been earning, early notice when a good home is about to list, and negotiation run by someone who has sat on both sides of the table here.

  • Closed-price history by floor plan, phase and position within the community.
  • Rental-performance tracking on the units he has brokered.
  • Advance notice before a unit lists, when the seller allows it.
  • Portuguese-language service from first contact to closing and management.

From the down payment to the first booking

The home is bought in the owner’s name and joins the community’s short-term rental program: revenue comes from nightly stays, and management handles bookings, guests, cleaning and maintenance. Personal dates are blocked on the same calendar. On earning in dollars while living in Brazil, Daniel wrote how to invest in Orlando and earn in dollars.

  1. Down payment. The conversation starts with at least 25% of the price available. If you plan to finance, count on 30% to 35% down, the level U.S. lenders work with for foreign buyers.
  2. Closing. Contract, title company and signature. Many clients close remotely, without travelling.
  3. Rental. The home is prepared for short-term stays and distributed through the Wyndham Hotels & Resorts booking channels as well.
  4. Management. Bookings, guests, cleaning, maintenance and reporting stay with the community management.

Holding costs, financing and community comparisons are detailed in the acquisition guides.

Kissimmee, on the Orlando tourism corridor

Magic Village sits in Kissimmee, next to Celebration and the Disney complex, in the world’s number one family tourism destination. Forbes named Orlando the best city to invest in real estate, on the back of the millions of visitors it receives every year, and also the number one U.S. city for corporate events and conventions.

Tourism around the parks draws millions of families, who look for stays averaging 7 to 14 days, the guest a three- or four-bedroom home serves better than a hotel room. On what a new park does to regional demand, read how Epic Universe affects Orlando real estate.

The questions that come before an offer

Can a foreigner buy in Magic Village?

In practice yes, and that is what most Brazilian clients do. Note that Florida has specific legislation restricting property purchases by certain foreign principals connected to so-called foreign countries of concern, with particular rules for agricultural land and for parcels near critical infrastructure or military installations, plus additional restrictions relating to China. Buyers must sign an affidavit at closing. Eligibility and the ownership structure, personal or through a U.S. entity, must be confirmed with a U.S. attorney and accountant before signing.

Do I need to travel to the U.S. to close?

Not necessarily. Many clients close remotely, with electronically signed documents and remote notarization when the title company accepts it. Visiting first is advisable, but not a requirement.

Can a Brazilian get financing?

Some lenders do finance foreign nationals, typically with 30% to 35% down and higher rates than residents get. Terms change often and depend on the lender and your profile. Daniel introduces the lenders his clients have recently closed with, and you negotiate directly with them.

Can I rent short-term and still use the home?

Yes. Magic Village is zoned for short-term rental, and the owner blocks their own dates on the management calendar. The higher the season you block for personal use, the lower the year’s revenue, and that trade-off goes into the simulation.

What taxes do I pay on the rental?

There is annual property tax, local lodging taxes and a U.S. income tax filing on the rental result, plus your obligations in Brazil. Specific figures depend on the county, the ownership structure and your situation. Daniel refers accountants who serve Brazilian clients, but tax advice comes from them.

What if I want to sell in a few years?

Magic Village tends to resell well precisely because it is small and sought-after, but a sale involves costs, withholding tax for foreign sellers and time on market. Plan the exit before you buy; Daniel also handles the sale when the time comes.

Get availability, prices and the return study

Three quick questions. Daniel replies with what is actually available for your case, not a brochure.

  • Availability and pricing for the units that fit your plan
  • Full annual costs: HOA, taxes, management and insurance
  • The revenue study for a comparable unit, caveats included
  • A reply from Daniel himself, on the channel you pick
